S. D.We stayed here in March 2025 for a family vacation. We booked a two bedroom residence at this property for 7 days. We booked this for the days we were just doing excursions and then booked a property in Jumeira Beach residence for the rest of our stay.
Our stay was amazing! Each and every staff member goes above and beyond for customer service. Everyone is pleasant and the atmosphere is very welcoming.
The suite was absolutely amazing, similar to a luxury condo. The breakfast ( included ) every morning was an elaborate spread and super tasty.
Jenny at the dining hall ( breakfast ) amongst other staff were very attentive to our needs. Jenny is lovely and made our breakfast experience to be amazing!
Vahab helped us with our luggage and was super patient and friendly. He organized our cab and made our check-out super easy. He is great!
Overall, the place is a great option for families as you have a condo feel. The property is new and hence immaculate and pristine.
We would stay here again and highly recommend booking it. Thanks to the Intercontinental team for making our stay so special!

J. L.I stayed at Intercontinental Residences Dubai Business Bay in December last year, and overall, it was a very pleasant experience.
This was my first stay at an Intercontinental Residence, and I wasn't clear about the benefits available as a Diamond Ambassador with an annual lounge pass. Fortunately, Fawaz at the front desk was extremely helpful and professional. He explained that Ambassador benefits, like the $20 credit, aren't applicable here, and as a Diamond member, the welcome amenity couldn't choose free breakfast. Instead, they provided welcome drink vouchers and welcome points. Additionally, since it’s a residence property without a club lounge, the annual lounge pass couldn't be used here. However, as a goodwill gesture, they generously upgraded my room several categories to a two-bedroom residence, which I greatly appreciated.
The hotel has an excellent location right by the canal with stunning views of Burj Khalifa. One of the highlights was enjoying the night view from the rooftop pool.
Since the hotel is relatively new, all the facilities in the room were modern and fresh. The two-bedroom apartment was spacious, thoughtfully furnished. The overall design fits perfectly with the Intercontinental Residence brand.
The service from the hotel staff was exceptional. From the moment I arrived, the bellman warmly greeted me, assisting with luggage directly to the room. Both the front desk and pool staff were friendly and welcoming. Special thanks to Front Office Manager Shiyi for the thoughtful gift.
Overall, it was a good stay. However, the IHG membership benefits aren't fully applicable here. If the Burj Khalifa views are your priority, this residence is an excellent choice. But if you value lounge access and other IHG elite benefits, the Intercontinental Dubai Marina might better suit your needs.
W.I recently had the pleasure of staying at this new InterContinental location in Dubai, and it was an outstanding experience! The hotel is brand new, and it truly exceeded my expectations. The staff were warm, welcoming, and went above and beyond to provide top-notch customer service. I loved the convenient location – it’s perfectly situated near downtown, making it easy to access all the amenities and attractions. For a new property, they’re off to a fantastic start, and I can see this becoming a top choice for visitors to Dubai. I can’t wait to return and enjoy another stay on my next visit!

The room was perfect for 3 people, make sure you prepaid for the 3rd extra bed, we had a misunderstanding at the beginning ..but it did appear as prepaid so we didn't pay any extra but as a recommendation to avoid such discussions, contact the hotel once you make a reservation and make sure it appears in their system.
The rooms were super clean, super elegant and very spacious !
The room decor was absolutely stunning.
But, if you care about the view, then just make sure that you're getting Burj khalifa view, since not all of the rooms had this view as it appears in their website photos. we thought that we will have room with view, but we didn't get such one, it had a view to the streets.. it was disappointing but we didn't have any other choice.. the managers didn't really help us with that..so just keep in mind if you care about the view.
Breakfast was perfect for us, we would recommend them to have more space for omelet orders.. John from the breakfast team made our stay better with his very good service and smile ! John is very professional and really gave us one of the best services ever. The 5 starts rating is indeed for him and for the breakfast team.

Meet friendly staffs from the front desk staffs, from Ancora and lobby area staffs.
Room good, with balcony with reasonable price.
Food, especially sahur sent to our room, made us unable to finish it... so many choices of Middle East foods delivered.
Location is also good as it is near the boat ride station. From the jetty, can see the Burj Al Khalifa. Can enjoy Dubai city from Business Bay from while ride the boat.

Also, Roland the security manager, was an immense help. We had issues with Avis (they did not deliver the car seats) and he was all over them, chasing them and handling things on our behalf. The staff is simply amazing. The expression “above and beyond” applies in its truest sense.

B.This property is brand new so everything is of high standard, but the staff need further training. The location is good, views are great. Swarali in the gym was excellent, so helpful and polite. Waqas on the concierge desk was excellent. Access to the hotel is difficult though as the service road needs to allow access to the hotel. Food is very expensive and very limited menu for vegetarians - which is disappointing.

N. P.Overall, Usually Intercontinental Hotels never fail and this wasn't the exception. Stayed for a total period of almost three months. Booked a two bedroom apartment with Burj Khalifa view. Very clean a modern. The Staff was very polite. Shoutout to Robert, He was always very helpful during our stay. Also, Ivanka from sales, tried her best to get us comfortable during our stay. Since it's a new property, there were some issues that needs to be corrected.
Cons:
1. Definitely need to work on the valet area. It's a daily mess trying to get in and out of the property. Too much cars everywhere in front of the property.
2. As Diamond Ambassador members, we are usually treated like royalty all around the world. It was the first time that we didn't felt that. Management did not accommodate us on an extended stay, even we prepaid some extra days. Any time this happened before, no matter if the property was booked out, They always give us the priority. We had to move literally within hours to another way smaller unit, paid, because no even a consideration to use our points or any courtesy at all. All other Intercontinental Hotels, In Dubai, Abu Dhabi (My personal favorite), USA, Europe, and many other places we stayed over the world, We were always taken as priority.
3. Should have better menu options. Found better quality and options in many other hotels near by.
4. Too pricey for what's offered in comparison with other hotels around.
I would still recommend the property because it still a nice place near everything. But personally, I would prefer Staybridge Suites if staying in Business Bay, or opt for Interchange Dubai Marina instead that the treatment as per our status is way higher for less money.

The suites are luxuriously furnished, spacious and perfectly equipped - you immediately feel at home. The service is outstanding - the staff is incredibly friendly, attentive and anticipates your every need. The breakfast was particularly a highlight, with a huge selection of international delicacies.
The pool area is a true oasis of relaxation, and the gym is modern and well-equipped. The proximity to the Dubai Mall and Burj Khalifa makes the location even more perfect.
I can only warmly recommend this hotel - if you are looking for an exclusive stay in Dubai, this is the right place for you!

A.The stay was excellent, the hotel was very clean, the furniture and decor were wonderful, and the service was excellent, especially the employee (Diaa), who was extremely polite and courteous, and met all requests as quickly as possible. I recommend staying there with the family, and the location was excellent and close to most tourist places.

T. r.A very good and brand new international brand hotel, with a great location, next to the Commercial Bay River. Every employee in the hotel is polite. The Ancora restaurant on the first floor has fresh ingredients and changes different varieties every day. It can also provide customized food for customers. Every employee has a very good attitude. The Egyptian employee Dalia is warm and thoughtful. It is a good place worth recommending.
